Q: Close~Converse was named one of America’s Best Brokerages by the editors of The Land Report. Can you tell us a little about this award?

A: This is the third year we’ve been recognized by The Land Report, and we are so grateful. We’ve done what we do for 30 years, and it’s an honor that our time, energy and premier service to our clients is recognized this way. With larger tracts of land becoming desirable and attainable again, we’ve enjoyed being a part of the market really bouncing back after a challenging period in land sales. The recognition really is an endorsement of our hard work and dedication to what we believe in – rural land.

Q: Has Close~Converse had a recent sale that reflects the improving trends in land sales?

A: We were thrilled to sell a 1,000-acre tract near Camp Ripley to a local buyer, about 60 miles from our office. This sale showed us that people out there are looking to diversify their holdings, and put their cash into an investment they can really enjoy. So as much as the market has been in flux the last few years, the trends are showing there definitely are buyers out there for these large tracts of timber and recreational hunting property. We have another large tract we’re putting on the market this spring or early summer – 1,000 acres in Clearwater County north of Detroit Lakes.

Q: With tracts this large, do buyers usually keep the property whole, or subdivide it? 

A: We frequently see them subdivide, particularly those investors who purchase a large property to enjoy now, and ultimately share with family as a legacy years from now. It can be nearly impossible to find such large tracts. So we encourage buyers who are interested in larger tracts to contact us, even if they don’t see a listing for one. Often we can search the market and combined with Potlatch properties, we can pull together separate tracts to create a larger piece of property to fit a buyer’s needs.
